Housing is a basic human right. However, the low- and mid-income households are in a housing stress all over the world. In this research the shortage of affordable housing in Australia and the inadequate life cycle management has been addressed by building large scale, purpose built rental housing called “Built to Rent” or BTR by using the life cycle approach, making them affordable as well as sustainable. A multi variable method is adopted rather than individual private landlords, to achieve a holistic asset management and to better protect tenants’ interests. The outcome of the model developed for BTR assuming 20 years tenancy life for 20 dwellings that costs A$10 million that could be recovered with a $1 million profit at the end of the 20-year operation period. This will also provide a housing pathway and encourage tenants to buy the same property at the end of their tenancy, Government will have huge savings that will help build more dwellings and investors will find a good return on their money/investment. This model is dynamic in nature where assumptions can change depending on the supply and demand, socio-economic, demography and the property market performance. This model will help in addressing the housing crises not only in Australia but in a contextualised form to any country around the world.
